Nuuanu Low-Rise – Mini-Split AC Submetering & Energy Monitoring Project

We partnered with a Nuuanu Low-Rise in Honolulu, Hawaii to troubleshoot and upgrade its existing eGauge electrical submetering system, with the primary goal of accurately monitoring the electricity used by individual mini-split air-conditioning (AC) systems installed in each unit. The project was designed to provide more reliable unit-level energy data while improving the accuracy and performance of the property’s existing AC energy monitoring system.

Our inspection identified several issues affecting the accuracy of individual AC energy measurements, including incorrect current transformer (CT) orientation and phasing, failed eGauge submeters, meters installed inside electrical panels, and improperly routed communication cabling. These issues could result in inconsistent energy readings and make it difficult to accurately track individual unit AC consumption.

To improve the system, we replaced failed eGauge submeters and relocated existing meters from inside electrical panels into separate enclosures in accordance with manufacturer requirements. We also corrected CT orientation and phasing to ensure the submeters accurately captured the electrical consumption associated with each unit’s mini-split AC system. Additional CTs were installed where necessary to capture the correct electrical phases.

The project also included rerouting Ethernet communication cables into separate conduit and analyzing the property’s electrical service and load balance. These improvements helped increase the reliability of the meter data and provided a stronger foundation for individual AC energy monitoring.

This project demonstrates our expertise in Honolulu electrical submetering, mini-split AC energy monitoring, eGauge meter systems, current transformer installation, electrical meter troubleshooting, and individual unit energy management. By improving the accuracy of the submetering infrastructure, Nuuanu Low-Rise can better monitor individual mini-split AC electricity usage, providing greater visibility into energy consumption and supporting more informed energy-management decisions.

The result is a more reliable individual AC submetering and energy monitoring system that gives the property better visibility into unit-level air-conditioning consumption while improving the accuracy and reliability of its electrical utility data.
